Home Inspection Reports: A Florida Realtor’s Guide to Keeping Deals on Track

A home inspection report can be overwhelming, but not everything on it is a deal-breaker. As a Realtor, one of the most valuable things you can do is help buyers separate real concerns from minor fixes.

With recent NAR settlement changes, buyers are scrutinizing Realtor value more than ever. Knowing how to interpret an inspection report isn’t just helpful—it’s a must.

5 Key Areas to Focus On in an Inspection Report

1. Structural & Foundation Issues

  • Major red flags: Large cracks in walls or ceilings, sloping floors, or doors that won’t close properly.

  • Common but manageable: Small drywall cracks (often just settling).

What to tell buyers: If the foundation is shifting, repairs can be costly. Have a structural engineer evaluate before moving forward.

2. Roof Condition & Remaining Life

  • Major red flags: Active leaks, sagging sections, or a roof that’s near the end of its lifespan.

  • Common but manageable: A few missing shingles or minor wear.

What to tell buyers: If the roof is over 15 years old, it may impact insurance eligibility. Consider asking for a credit toward replacement.

3. HVAC, Plumbing & Electrical Systems

  • Major red flags: Old electrical panels (Federal Pacific or Zinsco), cast iron pipes, or a failing HVAC system.

  • Common but manageable: A water heater near the end of its life or slow drains.

What to tell buyers: These are expensive to replace but can often be negotiated as a credit.

4. Termites, Mold & Water Damage

  • Major red flags: Active termite infestations, black mold, or extensive water-damaged framing.

  • Common but manageable: Small patches of mold in humid areas.

What to tell buyers: Mold is only a problem if it’s widespread or causing health issues. Get a remediation quote before deciding.

5. What’s a Deal-Breaker vs. What’s Negotiable?

  • Deal-breakers: Major foundation issues, unsafe electrical, or extensive roof damage.

  • Negotiable: Older appliances, minor cosmetic repairs, or simple plumbing fixes.

What to tell buyers: Focus on safety and big-ticket items. Everything else can be fixed over time!
