Florida.

Also, Florida.

We are in the middle of a mass migration of both money and people to our beautiful state. Our property market continues to outperform nearly all of the rest of the United States.

Take a look at the median prices of a few Florida cities, compared to other “boomtown” areas:

⬇️Phoenix -2%

⬇️Fort Worth -2.7%

⬇️Austin -7%

⬆️Miami +14.6%

⬆️Fort Lauderdale +5.3%

Say goodbye to 1980s Florida

Retirement communities and fixed income residents no longer make up the majority of our market. Can you guess the number 1 destination for professionals aged 25 to 36 earning at least 200K?

Surprise, it’s Florida!

High-earners arriving in Florida have outnumbered those departing by over 3 to 1. 

What state in the U.S. had the largest migration of wealth during the pandemic?

Again, Florida. We increased our taxable income by $39.3 billion -- more than three times the amount of the second-place state, Texas.

International demand fueled previous Florida housing and population booms, but that’s not the case any longer.

What’s fueling our current demand? 

New Yorkers are the new foreign buyer. Nearly 130,000 New Yorkers moved here in 2021 and 2022.

What does our future look like? According to US Census Data, all signs point to continued growth. Florida is expected to surge from 21.7 million people today to 33 million people by 2070.  

All of this is true AND we are also in a market where there are less transactions. What does that mean?

It means you’ve got to be the best to thrive.
